Why is my water only lukewarm?

On an electric heater, a failed lower heating element or thermostat is a common cause. On a gas heater, a dirty burner or weak pilot can do it. Sediment buildup also reduces how much hot water the tank can hold.

What is that popping noise coming from my water heater?

Popping or rumbling usually means sediment has settled at the bottom of the tank and water trapped under it is boiling. Flushing can help early on, but heavy buildup is a sign the tank may be near the end of its life.

Is a leaking water heater repairable?

It depends where it is leaking. A drip from a pipe fitting or a relief valve can often be repaired. Water coming out of the tank body means the tank has failed and the unit needs to be replaced.

Why does my hot water smell like rotten eggs?

The smell usually comes from bacteria reacting with the anode rod inside the tank. Flushing the tank and replacing or changing the anode rod can fix it in many cases.

How do I know if my breaker or the heater is the problem?
